The undersigned ("Guarantor") is co-signer and unconditional guarantor of obligations of the named Tenant(s) under the rental agreement for the unit described above. The promises of Guarantor hereunder are given to the landlord of the said premises as an inducement to enter into a rental agreement with Tenant(s).
I agree that the said landlord will not have to take steps to enforce the landlord’s rights against Tenant(s) prior to seeking recovery from me of any sum or performance due. I unconditionally guarantee the obligations of tenant (s)to the landlord, including payment of all sums due from Tenant (s) and all performance required of Tenant (s) in accordance with the terms of the rental agreement and the rules and regulations and laws applicable to their tenancy, including any changes, renewals, extensions, or modifications thereof in the future, and irrespective of any obligation or other express or implied agreement, covenant, term or condition to be performed or observed by Tenant (s), specifically including but not limited to extensions of time of payment or performance and future increase in rent. I agree further to immediately pay upon demand all amounts owing to the said landlord, and that the proper venue for enforcement of the obligations herein is in Lane County, Oregon. The promises herein shall ensure to the benefit of each and every landlord, owner and manager of the said premises, including their successors and assigns. Said landlord will forward copies of notices and letters given to the above referenced tenants as deemed necessary.
