What is your application fee?
Zero. We do not have one an application fee.
Do I have to fill out an application for every apartment I am interested in?

My application has been approved. What next?
You (and your roommates, if applicable) are given three days to sign a lease.
What is due at the time of signing the lease?
Security Deposit is due at the time of signing your lease. If your move in date and lease signing date are the same, your first month’s rent is due as well. Please note that you will NOT receive keys until you have a zero balance; no exceptions.
I am not moving in until September, when is my first month’s rent due?
Your first month’s rent is due one month before your move in date. This policy is in place because it ensures that you have a zero balance on your account and causes less confusion at move in time. As mentioned previously, you will NOT receive keys until you have a zero balance; no exceptions.
What is needed to pick up keys for move in?
Account balance is to be at zero and EWEB confirmation number stating that electricity has indeed been put in your name.
How do I know if I need a co-signer?
Over 90% of our tenants need one. You must have at least two years worth of VERIFIABLE rental history and make at least twice the amount of rent in order NOT to need a co-signer. A job reference can only be processed if you have worked for your local employer for at least 90 days. If you have worked for your local employer for less than 90 days, a co-signer is required.
My parents don’t live in this state/country. Do I still need a co-signer?
If you don’t meet our requirements, you still need a co-signer. Co-signer forms can be filled out online or pulled from our website and faxed and/or scanned and emailed to us 24 hours a day, 7 days a week.
Why do you ask for my social security number on the application/co-signer?
It’s for a lease amount that has monthly payments and like a car loan or commercial loan, social security numbers are required for credit approval.
How do I get a parking space at my property?
You must come to our office (or see your onsite manager, if applicable) for a parking permit when we post a notice on your door for your complex that they are ready. You must bring your driver’s license and registration- NOT your insurance. The car must be registered under your name or under your parents name. Some complexes have pay-assigned parking and are limited to a first-come, first-served basis. All cars for those properties must be registered prior to using those parking spaces. If you lose or misplace your first parking permit, you may purchase a second parking permit for $5.00.

Why was I denied?
It is against our company’s policy to disclose the reason why your application was denied. Here are the reasons for denying applications:
- Attitude in which they treat the employees, tenants & prospective tenants of von Klein Property Management.
- Supplying false information.
- Conviction of drug activity.
- Conviction of a crime.
- Poor credit reference.
- Past FED’s or financial difficulties.
- Previous landlord declining to rent to applicant again.
- Repeated disturbances to neighbors.
- Failure to give proper notice to previous landlord.
- Property damage beyond normal wear & tear.
- Incomplete application.
- Unverifiable information.
- Applicant is unable to execute a legal contract.
- Eviction or been sued by previous landlord.
